High-rise apartments dominate, with most work tied to building access protocols. Palm Jumeirah villas face the heaviest salt and sun exposure in the city, so silicone-based exterior systems are the norm. Downtown, Business Bay, DIFC

A mix of premium residential towers and commercial office buildings. Decorative work (Marmorino, Stucco Veneziano) is most common here. Commercial work runs after-hours and weekends. Every vendor holds Emaar or Dubai Properties contractor NOCs as standard.

Suburbs: Ranches, Mirdif, JVC

Villa and townhouse country. Full-villa repaints, boundary walls and sun-damaged facade restoration dominate. Pricing is 15-25% lower than the Marina / Downtown corridor due to local crew bases and lower vendor overhead. The work and materials are identical.
